PAYMENT OF UTILITY BILLS
The standard running costs of your Spanish property are:
- Local Property Tax
- Rubbish Collection Tax
- Community Fees
- Electricity fees
- Water fees
- Gas and Telephone
We can manage any changes that are necessary to your utility contracts as well as the direct debit orders from your Spanish Bank account.
If you do not have a bank account at this stage, please let us know and we will arrange for the necessary paperwork.
Local Property Tax (I.B.I.) and Rubbish Collection Bills
Once the title deed is signed before the Spanish Public Notary, we will inform the Town Hall that you are the owner of your Spanish property.
Although this IBI is issued every year, it can sometimes take up to 2 years for the Town Hall to issue the first one.
Notification of bills are normally sent to your Spanish Property's address however we can arrange for the payment of existing bills and a standing order for future bills.
Water and Electricity
Fees depend on the purchase price however, depending on the property, a normal fee is around 300 euros. The payment of water and electricity ongoing charges is either on a monthly or bi-monthly basis. Please note that the connection fees are quoted in our payment schedule.
Community charges
As a community owner you are responsible for payment of your share of the expenses for the maintenance and up-keep of communal property. Community fees depend on many factors, however we can establish for you the amount of the community fees, how often they have to be paid, the administration contact details and arrange a standing order.
Telephone
For resale properties we would advise you to cancel the existing telephone line. The cost of a new line is around 200 euros. For new properties we can arrange a new connection for you and set up a standing order.
